The oceanview balcony is exclusive to you. ●We recommend purchasing travel insurance when booking your stay with us as we are not able to provide refunds outside of our cancellation policies or accommodate alternative dates. ●Please note, this is a quiet neighborhood and city quiet hours are from 9pm-8am. No events, parties or loud music are permitted in this home. Unit may be equipped with a noise smart home device that detects noise levels. ● Please note that construction in Manhattan Beach is very common and the no noise ordinance is strictly enforced by the city. Please note this unit shares walls with other units so you may experience some noise transfer between units. ●Parties or excessive noise of any kind will result in eviction by our onsite security team and non-refundable cancellation of reservation ●Guests agree to keep the premises in good condition and be financially responsible for any items missing or broken. ●There will be an extra cleaning charge if the home is left excessively dirty. There will be a late checkout charge of $150 for the first 30 minutes, and a charge of $150 for each 30mins thereafter, unless complimentary check-out has been given by the host prior. ● This property is located near the sandy beach, providing a beautiful coastal experience. However, as with any beachfront property, it’s possible to encounter ants or other small insects typical of this environment. We have pest control services that come every month, and we do our best to minimize any issues. ●Guests who violate the rules or who do not check out on time, or cancel the reservation, forfeit their right to leave a public review. ● Please note: Our policy requires all guests to complete our company check-in form, including ID verification for our records. Acceptable identification is a driver’s license or passport. The ID must be sent to the host through the Airbnb message thread prior to arrival. Noiseaware privacy safe noise detection system may be installed inside of the unit. ✓Community Quiet Hours are in effect daily from 10 PM to 8 AM. All guests are required to comply at all times. The general quiet enjoyment for our neighbors should also be respected outside of these hours. Any complaints received from building management or neighbors regarding noise disturbances may result in booking cancellation. Our cancellation policy will be strictly upheld in such cases. ✓No Smoking or Vaping Policy: Please be advised that for the enjoyment of our community, smoking of any type is strictly prohibited in the unit or anywhere on the premises. We reserve the right to charge a penalty cleaning fee ranging from $250 to $500 (based on the size of the unit) to any individual found smoking. This policy is enforced to maintain a clean and healthy environment for all guests and neighbors. Failure to provide this can result in non-refundable cancellation of reservation. Our cleaning crew requires all the time after check-out to prepare for the next guest. Guest must check-out on time. Failure to do so can result in $50/hour penalty for the 1st two hours. After two hours guest will be charged a penalty of one full nightly rack rate(this can vary from the rate the guest booked at). This penalty does not provide guest the right to stay an additional night, but serves as a penalty for late check-out only. ✓In the event of any violation of our house rules prohibiting unauthorized guests, we reserve the right to impose a fee of $200 per extra guest per day, or $1,000 per stay per extra guest, whichever is greater. Additionally, if an unauthorized animal is found on the premises, a charge of $950 per stay will apply, in addition to any costs associated with damages caused by the animal. Guest acknowledges that these fees for unauthorized guests and pets are independent of Airbnb’s fees and agrees to reimburse the host within 24 hours of the host submitting a payment request to the guest’s Airbnb account. By booking this unit, the guest consents to and agrees to be bound by these terms and fines. TERMS & CONDITIONS: 1. The Guest agrees to abide by all rules and regulations set forth by local laws. 2. The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement. 3. The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner. 4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. We reserve the right to request a $600 credit card authorization (hold only) from guests based on prior host reviews (including guests with no prior reviews). This amount will be a security deposit and will be released after check-out. Any damage, breakage or house rule violation fines will be subtracted from the returned amount. 5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 6. Parking is limited to designated parking areas only. 7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice). 9. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing. 10. Per local laws landlord/owner reserves the right to enter a unit for inspection with a minimum of 24 hours notice. 11. By booking our unit, you are agreeing to these Terms & Conditions, and the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times. Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner. The place was very cute and felt like a little hotel room in the best part of the neighborhood. It was missing a few amenities though that I've already alerted the host about. It needs a working coffee maker with actual coffee available, screens on the windows, hair dryer, more hooks for hanging and a bonus would be a beach chair, towel and bag. It was unseasonably hot during my stay so I had to leave all of the windows open which invited in lots and lots of mosquitoes. If these missing items were addressed, I would definitely stay again. Wonderful host, great communication and you cannot beat the location.
