There is a pet fee of $250 per pet once approved of pet. No pet is allowed if not approved by host first. We serve the right to not approve a pet. Please ask before booking. No cats allowed. Guest access The house is exclusively yours, without interruption during your stay, so relax, unwind, and make yourself at home. ● This suite is located on the second floor and it’s just one of a few distinct listings all housed in the same building, resembling the charm of an apartment complex or a boutique hotel. ●Please note, this is a quiet neighborhood and city quiet hours are from 9pm-8am. No events, parties or loud music are permitted in this home. Unit may be equipped with a noise smart home device that detects noise levels. ● Please note that construction in Manhattan Beach is very common and the no noise ordinance is strictly enforced by the city. Please note this unit shares walls with other units so you may experience some noise transfer between units. ●Parties or excessive noise of any kind will result in eviction by our onsite security team and non-refundable cancellation of reservation ●Guests agree to keep the premises in good condition and be financially responsible for any items missing or broken. ●There will be an extra cleaning charge if the home is left excessively dirty. To be determined by cleaning staff. Also, extra charges for any stains or damages to property or furniture. ●No outside guest(s) allowed. Only the number of people in your reservation are allowed in the home, unless approved by the host. Should the number of guests on the property exceed the amount in the reservation, the reservation will be canceled immediately at host's discretion with no refund. You will also be charged $250 per night if an unapproved guest was on the property. ●This is a non-smoking property, smoking is prohibited in unit and on balconies or decks per the Manhattan Beach smoking ordinance. Please be advised that for the enjoyment of our community, smoking of any type is strictly prohibited in the unit or anywhere on the premises. We reserve the right to charge a penalty cleaning fee ranging from $250 to $500 (based on the size of the unit) to any individual found smoking. This policy is enforced to maintain a clean and healthy environment for all guests and neighbors. Thank you for your cooperation. ●Our cleaning staff arrives promptly at checkout to prepare for our next guests. There will be a late checkout charge of $150 for the first 30 minutes, and a charge of $150 for each 30mins thereafter, unless complimentary check-out has been given by the host prior. ●We recommend purchasing travel insurance when booking your stay with us as we are not able to provide refunds outside of our cancellation policies. ● This property is located right on the sandy beach, providing a beautiful coastal experience. However, as with any beachfront property, it’s possible to encounter ants or other small insects typical of this environment. We have pest control services that come every month, and we do our best to minimize any issues. ●Guests who violate the rules or who do not check out on time, or cancel the reservation, forfeit their right to leave a public review. ● Please note: Our policy requires all guests to complete our company check-in form, including ID verification for our records. Acceptable identification is a driver’s license or passport. The ID must be sent to the host through the Airbnb message thread prior to arrival. Noiseaware privacy safe noise detection system may be installed inside of the unit. ✓Community Quiet Hours are in effect daily from 10 PM to 8 AM. All guests are required to comply at all times. The general quiet enjoyment for our neighbors should also be respected outside of these hours. Any complaints received from building management or neighbors regarding noise disturbances may result in booking cancellation. Our cancellation policy will be strictly upheld in such cases. ✓No Smoking or Vaping Policy: Please be advised that for the enjoyment of our community, smoking of any type is strictly prohibited in the unit or anywhere on the premises. We reserve the right to charge a penalty cleaning fee ranging from $250 to $500 (based on the size of the unit) to any individual found smoking. This policy is enforced to maintain a clean and healthy environment for all guests and neighbors. Our cleaning crew requires all the time after check-out to prepare for the next guest. Guest must check-out on time. Failure to do so can result in $50/hour penalty for the 1st two hours. After two hours guest will be charged a penalty of one full nightly rack rate(this can vary from the rate the guest booked at). This penalty does not provide guest the right to stay an additional night, but serves as a penalty for late check-out only. ✓In the event of any violation of our house rules prohibiting unauthorized guests, we reserve the right to impose a fee of $200 per extra guest per day, or $1,000 per stay per extra guest, whichever is greater. Additionally, if an unauthorized animal is found on the premises, a charge of $950 per stay will apply, in addition to any costs associated with damages caused by the animal. Guest acknowledges that these fees for unauthorized guests and pets are independent of Airbnb’s fees and agrees to reimburse the host within 24 hours of the host submitting a payment request to the guest’s Airbnb account. By booking this unit, the guest consents to and agrees to be bound by these terms and fines. TERMS & CONDITIONS: 1. The Guest agrees to abide by all rules and regulations set forth by local laws. 2. The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement. 3. The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner. 4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. We reserve the right to request a $600 credit card authorization (hold only) or a damage waiver fee from guests (including guests with no prior reviews). Any damage, breakage or house rule violation fines will be subtracted from the returned amount. 5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 6. Parking is limited to designated parking areas only. 7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice). 9. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing. 10. Per local laws landlord/owner reserves the right to enter a unit for inspection with a minimum of 24 hours notice. 11. By booking our unit, you are agreeing to these Terms & Conditions, and the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times. Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner. There are no animals allowed. General ● Any change and/or in addition to this Agreement, House rules, and Reservation Policy will be valid only if it is carried out in writing and all sides have signed. ● This Agreement (including any House rules or Reservation policy) expresses and reflects all that was agreed between the parties and cancels any agreements and/or other understandings between them.

Emily’s place is super comfortable and in a great location. You can hear the waves from the living room. It is a quick 5 minute walk to the beach or a restaurant. The apartment is clean, and well looked after. Emily responds quickly to any inquiries. Parking was kind of frustrating the first night, but after that we found parking on a side street and just walked everywhere. It rained almost every day of our stay, but if it had been nice outside, it would be great if there was furniture on the deck. Overall a great location and host. Thanks Emily!

Emily was amazing. Really went out of her way. Place was impecable. Very clean and cozy. The crash of the waves was right outside the sliding glass door which was great. Panchos is a block a way, some of the best Mexican food. Bike rentals, the local yolk, north end cafe. We stayed for almost a week there’s a great spot that does your laundry and folds and in less than 2 hours. Staying right on the strand and watching the sunset was really cool. We had an absolutely incredible experience at this Airbnb. The location, the property, and communication with the host were amazing. The location is right on the beach and is in walking distance of many amazing places. We had everything we needed for us provided in the Airbnb. It was clean, it was comfortable, and it was exactly as advertised. What made our stay though is how helpful, responsive, and welcoming our host Emily was. She made everything so easy for us and really went above and beyond to ensure our stay was great. I highly recommend this place to anybody. We will definitely be booking here again in the future.
