Guest access The house is exclusively yours, without interruption during your stay, so relax, unwind, and make yourself at home. ● This suite is located on the top floor and it’s just one of a few distinct listings all housed in the same building, resembling the charm of an apartment complex or a boutique hotel. The oceanview balcony is exclusive to you. ●Please note, this is a quiet neighborhood and city quiet hours are from 9pm-8am. No events, parties or loud music are permitted in this home. Unit may be equipped with a noise smart home device that detects noise levels. ● Please note that construction in Manhattan Beach is very common and the no noise ordinance is strictly enforced by the city. Please note this unit shares walls with other units so you may experience some noise transfer between units. ●Parties or excessive noise of any kind will result in eviction by our onsite security team and non-refundable cancellation of reservation ●Guests agree to keep the premises in good condition and be financially responsible for any items missing or broken. ●There will be an extra cleaning charge if the home is left excessively dirty. To be determined by cleaning staff. Also, extra charges for any stains or damages to property or furniture. ●No outside guest(s) allowed. Only the number of people in your reservation are allowed in the home, unless approved by the host. Should the number of guests on the property exceed the amount in the reservation, the reservation will be canceled immediately at host's discretion with no refund. However, as with any beachfront property, it’s possible to encounter ants or other small insects typical of this environment. We have pest control services that come every month, and we do our best to minimize any issues. ●Guests who violate the rules or who do not check out on time, or cancel the reservation, forfeit their right to leave a public review. ●Please note: Our policy requires all guests to complete our company check-in form, including ID verification for our records. Noiseaware privacy safe noise detection system may be installed inside of the unit. ✓Community Quiet Hours are in effect daily from 10 PM to 8 AM. All guests are required to comply at all times. The general quiet enjoyment for our neighbors should also be respected outside of these hours. Any complaints received from building management or neighbors regarding noise disturbances may result in booking cancellation. Our cancellation policy will be strictly upheld in such cases. ✓No Smoking or Vaping Policy: Please be advised that for the enjoyment of our community, smoking of any type is strictly prohibited in the unit or anywhere on the premises. We reserve the right to charge a penalty cleaning fee ranging from $250 to $500 (based on the size of the unit) to any individual found smoking. This policy is enforced to maintain a clean and healthy environment for all guests and neighbors. Our cleaning crew requires all the time after check-out to prepare for the next guest. Guest must check-out on time. Failure to do so can result in $50/hour penalty for the 1st two hours. After two hours guest will be charged a penalty of one full nightly rack rate(this can vary from the rate the guest booked at). This penalty does not provide guest the right to stay an additional night, but serves as a penalty for late check-out only. ✓In the event of any violation of our house rules prohibiting unauthorized guests, we reserve the right to impose a fee of $200 per extra guest per day, or $1,000 per stay per extra guest, whichever is greater. Additionally, if an unauthorized animal is found on the premises, a charge of $950 per stay will apply, in addition to any costs associated with damages caused by the animal. Guest acknowledges that these fees for unauthorized guests and pets are independent of Airbnb’s fees and agrees to reimburse the host within 24 hours of the host submitting a payment request to the guest’s Airbnb account. By booking this unit, the guest consents to and agrees to be bound by these terms and fines. TERMS & CONDITIONS: 1. The Guest agrees to abide by all rules and regulations set forth by local laws. 2. The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement. 3. The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner. 4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. We reserve the right to request a $600 credit card authorization (hold only) from guests based on prior host reviews (including guests with no prior reviews). This amount will be a security deposit and will be released after check-out. Any damage, breakage or house rule violation fines will be subtracted from the returned amount. 5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 6. Parking is limited to designated parking areas only. 7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice). 9. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing. 10. Per local laws landlord/owner reserves the right to enter a unit for inspection with a minimum of 24 hours notice. 11. By booking our unit, you are agreeing to these Terms & Conditions, and the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times. Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner. Emily should not be able to be an air bnb host. This unit was 92 degrees at night while trying to sleep, when I asked for AC she insisted that we have to sleep with all doors and windows open. That’s a major safety hazard. Not sure who would be comfortable sleeping with all doors and windows open in a new area. When I asked for a refund and to leave, she lied to the air bnb support and tried turning it on me. She said I had a noise complaint, but could not provide any proof to air bnb support, she just tried to lie so she didn’t have to refund me. She then changed the locked on the door with all my belongings inside and stopped responding for days. She was attempting to steal my cash and high priced possessions. My bags were searched through when I finally got them. She was the worst person to work with and I highly recommend to not stay anywhere with her associated as she is a liar and a thief.

We had a wonderful stay! The location is amazing; very walkable, with the beach just a quick hop away. Honestly, the views from the living room and balcony are so beautiful that sometimes you don’t even feel the need to leave. The house was very clean, comfortable, and well maintained, and all the amenities worked perfectly. The house rules were simple, reasonable, and easy to follow. Emily was very responsive, although we barely needed to reach out since we had everything we needed for our stay. It was also great value for the location and experience. My wife and I stayed here for our wedding anniversary, and it made the occasion feel extra special. We’d happily stay here again!

My partner and I stayed here for the most relaxing-ocean-front-dreamy stay! Falling asleep and waking up to the sounds of the ocean was my favorite things about our stay. The pictures are exactly what we got with beautiful decor & spacious cozy space. Also, having a parking spot was a major plus! So many places to eat within walking distance, surfing, and a walking trail! Please know, to enter the place, you must be able to climb stairs.

I had a phenomenal stay at Emily's place in Manhattan Beach. The apartment is right on the strand with incredible pacific views, spectacularly located and truly a rare find. The unit was spotless and very cozy, and it was so nice to fall asleep to the sound of the waves. Lastly, Emily made the process very easy and was a highly proactive host. I couldn't speak more highly about my amazing experience and would very much recommend staying at this apartment during your next trip.
