Guest access The house is exclusively yours, without interruption during your stay, so relax, unwind, and make yourself at home. ● This suite is located on the top floor and it’s just one of a few distinct listings all housed in the same building, resembling the charm of an apartment complex or a boutique hotel. The oceanview balcony is exclusive to you. ●Please note, this is a quiet neighborhood and city quiet hours are from 9pm-8am. No events, parties or loud music are permitted in this home. Unit may be equipped with a noise smart home device that detects noise levels. ● Please note that construction in Manhattan Beach is very common and the no noise ordinance is strictly enforced by the city. Please note this unit shares walls with other units so you may experience some noise transfer between units. ●Parties or excessive noise of any kind will result in eviction by our onsite security team and non-refundable cancellation of reservation ●Guests agree to keep the premises in good condition and be financially responsible for any items missing or broken. ●There will be an extra cleaning charge if the home is left excessively dirty. To be determined by cleaning staff. Also, extra charges for any stains or damages to property or furniture. The fireplace and washer and dryer are currently non-operational. ●No outside guest(s) allowed. Only the number of people in your reservation are allowed in the home, unless approved by the host. Should the number of guests on the property exceed the amount in the reservation, the reservation will be canceled immediately at host's discretion with no refund. You will also be charged $250 per night if an unapproved guest was on the property. ●This is a non-smoking property, smoking is prohibited in unit and on balconies or decks per the Manhattan Beach smoking ordinance. Please be advised that for the enjoyment of our community, smoking of any type is strictly prohibited in the unit or anywhere on the premises. We reserve the right to charge a penalty cleaning fee ranging from $250 to $500 (based on the size of the unit) to any individual found smoking. This policy is enforced to maintain a clean and healthy environment for all guests and neighbors. Thank you for your cooperation. ●Our cleaning staff arrives promptly at checkout to prepare for our next guests. There will be a late checkout charge of $150 for the first 30 minutes, and a charge of $150 for each 30mins thereafter, unless complimentary check-out has been given by the host prior. ●We recommend purchasing travel insurance when booking your stay with us as we are not able to provide refunds outside of our cancellation policies. ● This property is located right on the sandy beach, providing a beautiful coastal experience. However, as with any beachfront property, it’s possible to encounter ants or other small insects typical of this environment. We have pest control services that come every month, and we do our best to minimize any issues. ●Guests who violate the rules or who do not check out on time, or cancel the reservation, forfeit their right to leave a public review. ● Please note: Our policy requires all guests to complete our company check-in form, including ID verification for our records. Acceptable identification is a driver’s license or passport. The ID must be sent to the host through the Airbnb message thread prior to arrival. By booking, the guest agrees that if the required ID is not provided, the guest must cancel the reservation on their end, and no refund will be issued. We take the security and confidentiality of your information seriously. If subsequent guests, with reservations booked on AirBNB or other platforms, are unable to use the property or access their reserved room(s) due to any action by you not limited to lost keys, locked doors, accessibility issues, damaged furniture, smoking, lead times for replacement items, damage to the property or violation of house rules, you are financially responsible for the lost revenue, discounts, or compensation afforded to them by us for the inconvenience. By agreeing to the house rules, you agree to let our team members enter the unit to fix any issues that arise on the property with at least a 12 hour notice and without your consent. I.E. - WiFi issues, water heating, plumbing, security cameras disconnected/troubleshooting, etc. You agree that you’re booking in good will with your host and you will not attempt to damage your host’s business because you’re unhappy with a ruling by Airbnb or the host in the event that you experience anything dissatisfying in regards to your stay or you lose a resolution. Noiseaware privacy safe noise detection system may be installed inside of the unit. ✓Community Quiet Hours are in effect daily from 10 PM to 8 AM. All guests are required to comply at all times. The general quiet enjoyment for our neighbors should also be respected outside of these hours. Any complaints received from building management or neighbors regarding noise disturbances may result in booking cancellation. Our cancellation policy will be strictly upheld in such cases. ✓No Smoking or Vaping Policy: Please be advised that for the enjoyment of our community, smoking of any type is strictly prohibited in the unit or anywhere on the premises. We reserve the right to charge a penalty cleaning fee ranging from $250 to $500 (based on the size of the unit) to any individual found smoking. This policy is enforced to maintain a clean and healthy environment for all guests and neighbors. Thank you for your cooperation. ✓Reminder: We reserve the right to charge an additional cleaning fee if the property is found to be excessively dirty after check-out. This fee starts at $250 and may increase depending on the time and cleaning supplies required by our cleaners. ✓All guests must provide a valid government issued ID for legal/compliance reasons and working phone number so we are able to contact them if needed. Failure to provide this can result in non-refundable cancellation of reservation. Please note: Our policy requires all guests to complete our company check-in form, including ID verification for our records. Acceptable identification is a driver’s license or passport. Guests must allow for host to resolve this issue prior to any cancellations or other actions. ✓Guests will be required to electronically sign a rental agreement representing these house rules which will be provided after booking is confirmed. ✓Please respect our future guests. Our cleaning crew requires all the time after check-out to prepare for the next guest. Guest must check-out on time. Failure to do so can result in $50/hour penalty for the 1st two hours. After two hours guest will be charged a penalty of one full nightly rack rate(this can vary from the rate the guest booked at). This penalty does not provide guest the right to stay an additional night, but serves as a penalty for late check-out only. ✓In the event of any violation of our house rules prohibiting unauthorized guests, we reserve the right to impose a fee of $200 per extra guest per day, or $1,000 per stay per extra guest, whichever is greater. Additionally, if an unauthorized animal is found on the premises, a charge of $950 per stay will apply, in addition to any costs associated with damages caused by the animal. Guest acknowledges that these fees for unauthorized guests and pets are independent of Airbnb’s fees and agrees to reimburse the host within 24 hours of the host submitting a payment request to the guest’s Airbnb account. By booking this unit, the guest consents to and agrees to be bound by these terms and fines. TERMS & CONDITIONS: 1. The Guest agrees to abide by all rules and regulations set forth by local laws. 2. The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement. 3. The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner. 4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. We reserve the right to request a $600 credit card authorization (hold only) or a damage waiver fee from guests (including guests with no prior reviews). Any damage, breakage or house rule violation fines will be subtracted from the returned amount. 5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 6. Parking is limited to designated parking areas only. 7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice). 9. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing. 10. Per local laws landlord/owner reserves the right to enter a unit for inspection with a minimum of 24 hours notice. 11. By booking our unit, you are agreeing to these Terms & Conditions, and the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times. Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner. There are no animals allowed. General ● Any change and/or in addition to this Agreement, House rules, and Reservation Policy will be valid only if it is carried out in writing and all sides have signed. ● This Agreement (including any House rules or Reservation policy) expresses and reflects all that was agreed between the parties and cancels any agreements and/or other understandings between them.

Emily was sweet and fairly quick and responding to my messages, but I cannot give this place more than three stars. I would have given this place two stars if it wasn’t for her trying to fix the issues and giving us fresh towels in the middle of our seven day stay. When we first checked in, all the windows and sliding doors were closed, so the unit was very hot. I didn’t realize that there was no AC in the unit. Emily told us to open all the sliding doors and windows to get a good airflow. We did, but unfortunately, we ended up getting bit by bugs. She ordered some screens and they were installed within two days. The place is smaller than it looks in the pictures. I would not do more than six adults because it will feel too crowded. Both bathrooms are very old. The sinks, the showers, everything seems to be original and hasn’t been updated yet. It was an OK stay, but I don’t think it’s worth the money.

Our stay at this Airbnb in Manhattan Beach was wonderful. The location on The Strand was perfect, with beautiful views and easy access to the beach. The home was comfortable, and spacious, with three large bedrooms that worked very well for our group. We especially enjoyed being able to relax and take in the ocean view. The space felt open and inviting, and the location made it easy to enjoy everything Manhattan Beach has to offer. We would definitely recommend this Airbnb and would love to stay here again.
