House rules: We love our guests and strive to provide the best experience possible. Please familiarize yourself with these additional rules prior to booking ✓Booked guests only, please NO ADDITIONAL GUESTS allowed on the property (AT ANY TIME OF DAY), without host's prior agreement ✓NO PARTIES ✓For the safety of our guests, Ring Doorbell camera located outside the front door. Noiseaware privacy safe noise detection system may be installed inside of the unit. ✓Community Quiet Hours are in effect daily from 10 PM to 8 AM. All guests are required to comply at all times. The general quiet enjoyment for our neighbors should also be respected outside of these hours. Any complaints received from building management or neighbors regarding noise disturbances may result in booking cancellation. Our cancellation policy will be strictly upheld in such cases. ✓No Smoking or Vaping Policy: Please be advised that for the enjoyment of our community, smoking of any type is strictly prohibited in the unit or anywhere on the premises. We reserve the right to charge a penalty cleaning fee ranging from $250 to $500 (based on the size of the unit) to any individual found smoking. This policy is enforced to maintain a clean and healthy environment for all guests and neighbors. Thank you for your cooperation. ✓Reminder: We reserve the right to charge an additional cleaning fee if the property is found to be excessively dirty after check-out. This fee starts at $250 and may increase depending on the time and cleaning supplies required by our cleaners. ✓All guests must provide a valid government issued ID for legal/compliance reasons and working phone number so we are able to contact them if needed. They must send a copy over on Airbnb. Failure to provide this can result in non-refundable cancellation of reservation. ✓Guest must notify host of any issues with the unit that require repair or attention. Guests must allow for host to resolve this issue prior to any cancellations or other actions. ✓ Guests must have a verified Airbnb profile with at least one prior positive review from a host. Guests without prior positive reviews may be required to provide additional information or references before booking is confirmed. ✓ Hot Tub Use: Use at your own risk. The owner is not liable for any injury, accident, or health issue resulting from use. No glass, no unsupervised children, and no use while under the influence. By using the hot tub, you accept full responsibility. ✓ Guests will be required to electronically sign a rental agreement representing these house rules which will be provided after booking is confirmed. ✓Please respect our future guests. Our cleaning crew requires all the time after check-out to prepare for the next guest. Guest must check-out on time. Failure to do so can result in $50/hour penalty for the 1st two hours. After two hours guest will be charged a penalty of one full nightly rack rate(this can vary from the rate the guest booked at). This penalty does not provide guest the right to stay an additional night, but serves as a penalty for late check-out only. Guest acknowledges that these fees for unauthorized guests and pets / animals are independent of Airbnb’s fees and agrees to reimburse the host within 24 hours of the host submitting a payment request to the guest’s Airbnb account. An unauthorized guest or animal will result in a $950 fine. By booking this unit, the guest consents to and agrees to be bound by these terms and fines. ✓Note: Fireplace is not permitted for use. TERMS & CONDITIONS: 1. The Guest agrees to abide by all rules and regulations set forth by local laws. 2. The Guest shall behave in a respectful manner and shall be good neighbors respecting the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement. 3. The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the Owner. 4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. We reserve the right to request a $600 credit card authorization (hold only) from guests based on prior host reviews (including guests with no prior reviews). This amount will be a security deposit and will be released after check-out. Any damage, breakage or house rule violation fines will be subtracted from the returned amount. 5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 6. Parking is limited to designated parking areas only. 7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally responsible to find any alternative accommodation. 8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice). 9. The Guest is obliged not to make any changes in the rented property without prior receipt of agreement from the Owner in writing. 10. Per local laws landlord/owner reserves the right to enter a unit for inspection with a minimum of 24 hours notice. 11. By booking our unit, you are agreeing to these Terms & Conditions, and the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times. Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner. There are no animals allowed. General ● Any change and/or in addition to this Agreement, House rules, and Reservation Policy will be valid only if it is carried out in writing and all sides have signed. ● This Agreement (including any House rules or Reservation policy) expresses and reflects all that was agreed between the parties and cancels any agreements and/or other understandings between them.

The location of this place in unbeatable! It made it extremely easy to spend the day at the beach and be able to pop back and forth from the home to the water. A great place to watch the sunset. We didn't end up using the hot tub but the front area is cute. Emily was very accommodating and sweet.

Emily was a great host, very responsive and helpful with any questions that came up! Overall, we loved the location and easy access to the beach (props to the outdoor shower in the courtyard), the strand, and lots of great shops and restaurants. The place is super cute, modern, filled with natural light, and super cozy (really enjoyed that gas fireplace ☺️). Two things we think could improve are having a few more basic kitchen amenities to make it easier when preparing meals and more privacy upstairs in the bedroom. Blinds or curtains would be a great addition to block out undesired light and provide more privacy from the busy beach walkway right outside the window. Other than that we would definitely return to this fantastic spot again and check out the hot tub :P

We thoroughly enjoyed staying at Emily’s place! The area was beautiful and it’s right on the Stand. The view from the apartment was amazing! We enjoyed listening to the ocean at night and seeing it from the bedroom and living room! Everything was clean and comfortable. Emily was a great host and when I contacted her about various things she was very responsive and resolved our concerns. We highly recommend this place and can’t wait to stay there again next trip to LA!

The space was beautiful and well kept, you can hear the ocean from bed which was so nice to wake up to. The front patio space was so cozy to lounge around in the evening - the chairs are SO comfy! I loved having the big window with the bed right next to it upstairs in the lofted area. It was nice to sit in the window and read while enjoying views of the ocean. One thing to keep in mind- parking in this area seems a little difficult and if you have a bigger vehicle, getting into the garage may be a tight fit. I have a compact SUV that fit into the garage and was thankful that it did! Just something to be mindful of, but it in no way took away from our wonderful experience! :) Emily was a fantastic host! She was responsive and so kind to us. She responded respectfully and reasonably, even when we had a question a little later in the evening, as we got in late. Overall, this was a great experience and we are excited to book this space again! Thank you, Emily!!
